About us

The Crofts at Brackenridge is a planned neighborhood of ninety five properties located at the northern tip of Fuquay-Varina in Wake County, North Carolina. The neighborhood was originally developed by Middle Creek Investors beginning in 1989. The average property size is about three acres.

The neighborhood is overseen by a volunteer homeowners association (HOA) consisting of seven to nine members. The HOA represents the interests of the neighborhood's homeowners by ensuring that the Covenants and Bylaws adopted by the original developers are continuously observed. This ensures that the natural, beautiful character of the neighborhood is preserved.

For example, indiscriminate tree removal is prohibited in our neighborhood. Trailers, RVs and commercial vehicles may not be parked and visible from the street or from adjacent properties. All exterior construction including fences must fall within Bylaw guidance and be approved by the Architecture Review Committee (ARC).

The primary goal of the ARC is to assist homeowners in their planning to ensure that their projects will be compliant so as to avoid any problems down the road.

All prospective homeowners of The Crofts at Brackenridge should familiarize themselves with the Covenants and Bylaws, and current homeowners are legally committed to observing them. The Covenants and Bylaws may be viewed here

Our HOA dues are just $425/year, due by January 1st each year. Without any common facilities or a gatehouse to manage, our expenses are well controlled.

HOA Board positions include President, Vice President, Secretary, Treasurer, Grounds Committee, Architecture Review Committee, Social Committee, and Web/Data Manager. Board members are elected at the Annual Meeting.
